Shallow reinforced concrete monolithic.

Energy efficiency class of the building

The energy efficiency class not lower than “A+”.

Roof

Superposed, not operational, insulated, with rolled melted bitumen coating. 

External walls

The structure of external walls – ceramic block masonry, insulated with polystyrene foam or a prefabricated reinforced concrete wall.

The finishing of the façade – decorative plaster and clinker tiles.

Stairway

Suspended ceilings are installed, the walls are plastered and painted with structural paint. The floors of halls, corridors, stair treads and landings are laid with tiles, electricity-saving lighting is installed (LED luminaires), controlled with motion sensors. 
Mail boxes are installed.

Doors

The doors of the stairways and tambours on the floors are of aluminium with glass insertions.
Stairway access doors – steel, painted, with code locks.

Technical premises access doors – steel, painted.

Wastewater

Rain and domestic wastewater are connected to the sewer networks of the city. The internal main networks of wastewater are laid from PVC thick-walled silent pipes.

Water supply

Water supply is connected to the main networks of the city. The pipes are laid up to the points where sanitary devices shall be connected. Water is supplied centrally from the networks of the city.

Electricity

Separate electricity metering is intended for the common areas of the building and each individual apartment.

On the roof of the House “A”, a photovoltaic solar power plant (up to 10kW) will be installed.

Heating

A heating unit, connected to the main heating network of the city, is installed in the building.

Environmental management

The territory of the site is under video surveillance, a children’s playground and leisure zone is set up in the enclosed courtyard.

Walls between apartments

Walls between apartments – prefabricated reinforced concrete and/or plastered masonry walls.

Partitions in the apartment – two-layer drywall with a metal frame, filled with mineral wool.

Walls of sanitary unit – plastered masonry.

Acoustic insulation

Acoustic insulation between the apartments should not be lower than of grade “C”.

Windows, sills, balconies

Windows, balcony doors in the apartments – windows and balcony doors of aluminium profile double glazed (of 3 glasses). 
Balcony floors – polished concrete.

Apartment access doors

Apartment access doors – of steel frame, armoured with acoustic insulation.

Apartment metering devices

Electricity, cold and hot water as well as heating metering devices are installed for each apartment.

Ventilation

An individual mechanic ventilation system with the heat recovery (recuperation), supplying the premises with fresh air, protecting against the dust coming through the windows, not allowing for moist to accumulate and decreasing the costs of heating, is installed. The recuperators are installed in bathrooms, according to the project. A ventilation control panel with a monitor shall be installed.

Heating

A two-pipe collector floor heating system with thermostats for the control of the temperature of the premises is intended for the heating of the apartment.

A possibility to install an electric towel dryer in the bathrooms is foreseen.

Electricity

Separate electricity metering is intended for each individual apartment.  

Total maximum power of one apartment – 10kW.   

Weak currents

Each apartment will be equipped with the input connection network boxes.
From the inter-storey communications panels to each of the apartments, 2 pipes (without cables) with wires will be laid for the pulling through of the cables.      
Autonomous smoke and temperature alarms are installed.

Partial finishing and setting up of an apartment

The masonry apartment walls are plastered, not glazed and not painted.

The prefabricated reinforced concrete apartment walls are not plastered, not glazed and not painted.

The seams of the apartment drywalls are filled, the walls are not plastered, not glazed and not painted.

The preparatory layer of the floors in the apartment floors is laid – a levelling layer of mortar with acoustic insulation. Electrical installation is set up, copper wires are laid out.

Areas for the connection of sanitary devices are foreseen in the bathroom (bathtub, toilet, sink and washing machine), in the kitchen – the area for a sink. The sanitary devices are not installed.

Internal apartment doors are not installed.
