YIT Lietuva has recorded another active quarter in the housing market, but is monitoring signs of market stabilization
On the right bank of the Neris River, near the Old Town of the capital of Vilnius, YIT Lietuva, a sustainable urban development and construction company, has accomplished the second phase of “Raitininkų sodas” house construction. This completes the modern residential housing project, which is located in the city centre and, at the same time, surrounded by nature. Under the project, which took the fancy of the residents, all the first-phase apartments have been sold.
The second-phase residential building has 115 two-four room apartments with 37-96 sq. m area and 5 commercial premises. In this newly completed project, great attention was attracted both to the apartments, of which only 30 left, and to the commercial premises.
The project price ranges from EUR 2,092 to 3,382 per square meter. m. As in the first phase of “Raitininkų sodas”, owners of the upper floors of the new residential building will enjoy large terraces, which afford a panoramic view of the Gediminas Castle and the skyscrapers of Vilnius Old Town or Konstitucijos Avenue Financial Centre. Other residents will enjoy the fresh air on their spacious balconies. About one tenth of the purchased second-phase residential building is fully finished.
The project is also unique for its private, car-free courtyard, which can only be accessed through the stairs or lockable gate of the building. It is equipped with a remarkable children’s playground with educational games and an active recreation area, as well as a common terrace for chill-out with benches and greenery. Under the project, much attention has been given to surroundings and landscaping solutions to delight the eye of the residents as early as in spring. There is also a parking lot for 70 cars equipped under the new house. Besides, 29 parking spaces were equipped next to the house. During the first phase of the project, 100 underground parking spaces were equipped.
“Vilnius life has always been concentrated along the Neris River. So, today, the intensively reviving right embankment in the central part of the city is one of the most attractive places to live in the capital. There are hardly any similar territories left for the development of new projects in Vilnius. Therefore, it is not surprising that among all our projects currently in progress, an interest in “Raitininkų sodas” has been the highest in the last six months,” says Kęstutis Vanagas, General Manager of YIT Lietuva.
From “Raitininkų sodas,” you can easily reach on foot or by bicycle not only the Old Town, with its well-developed leisure and service facilities, the city's cultural life, but also Vilnius inhabitants’ favourite green spaces: Bernardine Garden, Kalnų Park, Neris Coastal Recreation Area with bicycle paths, sports and playing grounds, and other recreational facilities.
The residential housing project “Raitininkų sodas” was designed by the architect Karolis Radiūnas. When designing the residential quarter, it was aimed to highlight the Neris neighbourhood, to underline the green courtyard, and to secure its residents with an oasis of tranquillity in the city. The “A” energy efficiency class buildings have been furnished with modern and economical heating, ventilation, and other engineering solutions.
YIT Lietuva is also having the following projects in progress: the urban project “Naujasis Skansenas” in reviving Šnipiškės Sub-district of the capital, development of the residential housing project “Matau Vilnių” near the Tauras Hill, as well as the housing project “Piliamiestis” on the bank of the Neris River in Kaunas. It is building a business centre on Žalgirio Street and a production facility on Dvarčionių Street in Vilnius, REHAU plant in Klaipeda FEZ.
